One of the largest benefits of preconstruction is the leverage it gives you. In this case, an incremental deposit schedule totalling 10% over two years is all you needed to own 100% of an asset.

NOI = Gross Rental Income - Operating Expenses

Cap Rate = Net Operating Income (NOI) / Current Property Value


A property’s estimated value after renovations or improvements.

ARV = Property’s Current Market Value + Value of Renovations


A measurement of the cash income earned on the actual cash invested in a property.

Cash-On-Cash Return = Annual Pre-Tax Cash Flow / Actual Cash Invested

What are the recent comparable sales? - Comparable sales (also known as comps) are recently sold homes in the area that are similar in size, condition, location, and features. Buyers can use comparable sales to determine how much to offer on a home and make sure that they don’t overpay.

Why are the owners selling? - People move for a variety of reasons including needing a larger home, changing jobs, or becoming empty nesters. However, some homeowners might be putting off essential maintenance such as a new roof, siding, or furnace.

What is the sales history? - Knowing how much a home has sold for in the past helps determine whether the property is increasing or decreasing in value. It also gives you an understanding of whether it is appropriately priced based on current market conditions.
